Building a luxury home is a significant undertaking; building one with a certified shelter beneath it is usually two. At Ark Industries it stays one — a single accountable process from the first conversation to the final walkthrough.

Certainty is a luxury too

The most common anxiety in custom building isn't cost — it's not knowing what happens next. Our process is deliberately transparent: you'll know what's decided, what's being built, and who's responsible at every stage. When the shelter is part of the project, its structure, waterproofing, and mechanical systems are engineered with the home's from day one — never bolted on after the fact.

  1. Consultation

    It starts with a conversation — by phone, or around a table. What do you want from the land, the home, and, if it's part of your picture, the shelter beneath it? We'll talk budget, timeline, and priorities plainly, and you'll leave knowing whether we're the right builder for the project.

  2. Design

    Architecture, interiors, and engineering develop together. If your project includes the shelter system, its footprint, entry location, and mechanical rooms are designed into the home's plans from the first drawing — not carved out of them later. You review real drawings and real specifications, not renderings that quietly change.

  3. Site Selection

    At The Estates at Lone Oak, we walk available homesites with you and match the plan to the land — topography, tree cover, orientation, and soil. Building elsewhere? We evaluate your property for shelter feasibility first, so there are no surprises below grade. Our journal covers what makes a good bunker estate homesite.

  4. Construction

    Excavation, foundation, and — where the project includes it — the shelter shell come first: fourteen-inch steel-reinforced walls, waterproofing, and blast doors set before the home rises above them. From frame to finish, the same team manages every trade, and you receive steady, honest progress updates.

  5. Shelter Integration & Finish-Out

    Mechanical, electrical, filtration, and life-support systems are commissioned and tested, then the shelter is finished to the same standard as the residence — flooring, millwork, lighting, furniture-ready. Above grade, the home receives its final layers of craft: stone, oak, steel, and paint.

  6. Walkthrough & Handoff

    We walk every room together — above and below — system by system. You receive complete documentation for the home and the shelter: drawings, specifications, maintenance schedules, and direct access to the team that built it. Then we hand you the keys to both.

One contract, one schedule, one standard of finish — above grade and fourteen feet below it.
